Industry Sharing on: Business Case for Design for Maintainability (DfM)

Singapore’s growing and ageing building stock places mounting pressure on the Facilities Management (FM) sector. Design for Maintainability (DfM) is one strategy to address this. It integrates maintenance considerations upstream in the design process — ensuring that cleaning, inspections, and repairs are efficient, safe, and economical throughout a building's lifespan.

While public sector buildings in Singapore are already required to meet BCA's Green Mark (GM) Maintainability Badge under GM 2021 Certification Scheme, private sector uptake remains limited due to insufficient quantitative evidence on the value proposition of DfM and low developer incentive to prioritise long-term maintainability.

BCA commissioned a Consultancy Study (completed May 2026) that used Life Cycle Costing (LCC) analysis across four development typologies to quantify the operational cost and productivity savings DfM can deliver. This session will walk attendees through the Study's methodology, industry engagement, and LCC outcomes.
